Double Diamond & Damonte
Double Diamond & Damonte Ranch communities are both located in the Southeast area of Reno, east of the US 395/South Virginia Street until it runs into the Virginia mountain range, north of Geiger Grade/US 508, and generally south of the Huffaker Hills/Rattlesnake Mountain/Truckee Meadows wetlands. The generally recognized boundary between Double Diamond and Damonte communities is the Steamboat Parkway and Damonte Ranch Parkway. Prior to late 1990’s/early 2000’s, most of the area was vacant land, but there was a building boom/high demand and thousands of homes were built until construction & demand slowed after the housing bubble burst. Currently, another burst of housing demand has arisen and the building is robust once again. Homes here incur a $105/quarter HOA fee, which is used to maintain the area drainage systems. There may be other HOA fees in addition to this fee, based upon each neighborhood and their applicable amenities.
Both communities are in close proximity to the Summit Sierra Mall, Smith’s Shopping Center, Renown Medical Center, casual dining, shopping, walking, hiking & biking trails, parks and a variety of commercial businesses, light manufacturing and professional offices. Interspersed within these communities are several apartment/rental options.
Double Diamond neighborhoods include Fleur de Lis (a luxury townhome complex), Tanamera (an upscale luxury apartment converted to ownership condos), Truckee Meadows (gated garden home style properties), Cyan/Heritage, Waterford, Stagecoach, The Classics, as well as a 55+/older community (Gaucho). Homes here, mostly stucco, range in price from the low $200k’s up to approx. $500k, while condos currently range in price from the mid $100’s to upper $400k’s (luxury townhomes). Several of the subdivisions are gated and offer a variety of amenities to its residents, such as pools, clubhouses, fitness facilities, etc.
Damonte Ranch, a master planned community, has several neighborhoods including Curti Ranch, Toll Brothers Dorado, Saddle Ridge, Kentfield Park, Homes here, mostly stucco, range in price from the mid $250’s up to around $800k with monthly HOA fees from $20 – $135, while duet homes currently range in price from the low $200k’s to the upper $200k’s, with monthly HOA fees of around $160. Several of the subdivisions are gated and offer a variety of amenities to its residents, such as pools, clubhouses, fitness facilities, etc.
Schools zoned for both Double Diamond and Damonte are Double Diamond Elementary, Depoali Middle School, and Damonte High School.
