Downtown Riverwalk/Downtown Condos
Downtown Riverwalk District has and continues to undergo big changes. Although embracing the glitz of gambling and nightlife, this area is now emphasizing/focusing on the Riverwalk itself! The Riverwalk District consists of over 35 bars, taverns, cafes and restaurants, 4-5 Art Galleries & studios, 2-3 notable museums, 3 theaters and is only minutes from the city’s most iconic structures, attractions and historic monuments – all of which are taking part in the transformation in creating and nurturing a vibrant and safe downtown area. Try the Wine Walk, The Nevada Museum of Art, the National Automobile Museum, Pioneer Center for the Performing Arts, the Lake Mansion and the Truckee River Whitewater Park. Outdoor entertainment at the Water Park is endless with activities such as swimming, tubing, kayaking, concerts, and art festivals. Reno’s downtown condo projects started in earnest just a few years ago. During the hot housing market, several projects were started from scratch and tired old hotel casino properties were snatched up for condo conversions. Many of the projects have been completed, and now it appears that these condo units are in heavy demand due to their location in the Downtown area, the revitalization of Downtown, and the amenities that they now offer! All are within walking or biking distance of the Truckee River, Wingfield Park, casinos, theaters, fine dining, UNR (University of Nevada at Reno, Performing Arts Center, etc.
The Palladio is a newer luxury high rise condominium development (built in 2006-2007), close to the Truckee River and the downtown core. Many of the units have views of the river, downtown Reno, or the mountains. The Residences at Riverwalk is a 16-story condominium building located only a block from the Truckee River. This development is a conversion from the old Comstock Hotel Casino, originally built in 1978, with renovations (completely gutted) in 2006 into high-end condos. Amenities include outdoor pool, spa, health club with fitness equipment, clubhouse, parking underground, on site storage, elevators. Units have river, city or mountain views. Arlington Towers is at 1st St. and Arlington Ave. by the Truckee River. This 22-story building houses approximately 194 units. It was constructed in 1966 for use as residential apartments and converted to residential condos in 1984. Most have great city, river or mountain views. As with other older buildings downtown, Arlington Towers has been undergoing a revitalization, with several businesses now occupying the ground floor space. The Montage – nothing like it used to be! The building, originally the Golden Phoenix Casino, and before that the Flamingo Hilton, has been totally gutted and rebuilt by L3 Development. Prices run from $130k to close to $1 million for the penthouses, depending upon square footage which ranges from 600sf to over 3,000sf. The Village @ Idlewild Park is just across the street from Idlewild Park and the Truckee River, and not far on the walking path to downtown Reno. This is a newer development, offering studio, 1 & 2 bedroom units. Riverside Condos are located just west of Downtown Reno and features river and mountain views, 24 hour security, pool, bbq areas, clubhouse, gym, garage parking and partial utilities. Built in 1972, many of these have been update by their owners. 1-2 Bedrooms ranging from 1300-2100 sf are priced at $100k up to $300k.
